LAKEVIEW SETS A NEW STANDARD FOR ENVIRONMENTAL STEWARDSHIP IN EDMONTON.

 

LAKEVIEW MIXED-USE

BELLEVUE VILLAGE, ST ALBERT/EDMONTON AL

COMPLETION 2020 

 

LAKEVIEW, AN 8 STOREY MIXED USE BUILDING, IS THE CORNERSTONE OF A 12 ACRE SUVA MASTER PLANNED VILLAGE. IT CONSISTS OF 2 LEVELS OF PARKING, 1 LEVEL OF RETAIL, AND 5 LEVELS OF HIGH END RESIDENTIAL. IT IS OVER 250,000 SF OF CONCRETE AND STEEL CONSTRUCTION. LAKEVIEW WAS CAREFULLY DESIGNED AS AN EXTRA LONG  500+ FOOT PROTECTIVE WALL, TO ACT AS A WIND BLOCK FOR THE VILLAGE. 

TO ARTICULATE ITS PRESENCE IN THE LANDSCAPE, THE BUILDING BENDS TO THE SITE CONTOURS AND BUFFERS THE PREVAILING WESTERLY WINDS.

 

THE CENTRAL CORE IS TRANSPARENT WITH CURTAIN WALL PROTECTING A BRIDGE OVERLOOKING 2 CENTRAL GARDEN ROOF TERRACES. LARGE WINDOWS OPEN VIEWS TO THE LANDSCAPE AT THE ENDS OF EACH HALLWAY ON EVERY FLOOR. WE CONSIDER THIS A "SHALLOW" BUILDING BECAUSE THE DEEPER ONE TRAVELS INTO INTO THE BUILDING THE CLOSER THEY ARE TO A FRAMED VIEW OF THE OUTSIDE. 

LAKEVIEW HAD A 2 PHASED OCCUPANCY IN AN EFFORT TO MAXIMIZE CONSTRUCTION SCHEDULING AND MOVE IN DATES. IT BEGAN TO GENERATE REVENUE 6 MONTHS BEFORE COMPLETION. IT IS THE FIRST STEEL/CONCRETE BUILDING IN ALBERTA TO MEET THE ONEROUS NECB CLIMATE ZONE 7 ENERGY EFFICIENCY REQUIREMENTS.

THE DECEPTIVELY COMPLEX FAÇADE IS ACTUALLY VERY SIMPLE AND CREATES AN EASILY CONSTRUCTED ENERGY EFFICIENT ENVELOPE. WRAPPED IN THERMALLY BROKEN CONTINUOUS INSULATION, LAKEVIEW WILL HAVE A VERY LOW LIFE CYCLE COST, EVEN IN THE HARSH NORTHERN CLIMATE. SHOWN ON THIS PAGE, THE BUILDING STRIPPED DOWN TO ITS SHEATHING, REVEALING THE SIMPLE DESIGN TREATMENT. COLOUR, CLADDING AND SUBTLE RECESSES/PROTRUSIONS, GIVE THIS OVERLY LONG BUILDING INTEREST, DRAMA, AND LIGHTNESS. ITS VIEW CONSTANTLY CHANGES AS ONES MOVES AROUND THE SITE.
